Rental Payment

  • Payments must be made via Zelle to stay@thecrewhome.com (Nautical Innovations LLC).
  • To secure your room, first week's rent is due 7 days prior to check-in.
  • After the first week, rent is due 2 days before each following rental period.
  • Late payment: failure to pay on time may result in cancellation of this agreement and forfeiture of prior payments.
  • Cash payments also accepted.
  • Credit card payments will incur a 5% fee.

Cleaning Responsibilities

  • This is a shared Crew House environment.
  • Guests must clean and maintain their own room.
  • Guests must tidy up after themselves in all shared indoor and outdoor areas.

Security Deposit & Damages

  • Guest is fully responsible for any damages, losses, or missing items beyond normal wear and tear.
  • Owner may bill the guest for such costs, and the guest agrees to pay on demand.

House Rules

  • No smoking inside the property.
  • No pets allowed.
  • No outside visitors/guests permitted on the property at any time.
  • No moving of interior or exterior furniture.
  • Quiet hours: 10:00 PM – 7:00 AM.
  • Guests must comply with all local ordinances, including noise regulations.
  • Comply with all shared house rules and notice sheets.

Guest Identification

  • All occupants must be registered and provide valid identification prior to check-in.

Cancellation Policy

  • Full refund if canceled 14+ days before check-in.
  • 50% refund if canceled 7+ days before check-in.
  • No refund if canceled within 7 days of check-in.
  • Owner may terminate this agreement at any time with 1 week's notice, with a full refund of unused rent.

Packages & Mail

  • Property address may not be used as a permanent or legal resident address (i.e. for banks and credit cards).
  • Owner is not responsible for any missing mail or packages.

Liability & Indemnification

  • Guest acknowledges that all use of the Property and its amenities (home, furnishings, appliances, gym, outdoor areas, etc.) is at their sole risk.
  • Owner is not liable for:
    • Accidents, injuries, illness, death, or theft
    • Loss or damage of personal property
    • Utility outages (water, electricity, internet, HVAC)
    • Weather events, natural disasters, acts of God, or circumstances beyond Owner's control
  • Guest agrees to indemnify and hold harmless the Owner and affiliates from any claims or expenses arising from their stay.

Gym Usage

  • By using the gym, Guest acknowledges the inherent risks and agrees to the following:
  • No children under 16 allowed; ages 16–17 must be supervised.
  • Equipment must be used properly and not moved.
  • Wipe down equipment after each use.
  • Owner assumes no liability for injuries or losses related to gym use.

Parking

  • Parking is by request and approval only.
  • Guests must contact the Owner before bringing a vehicle.

Insurance Disclaimer

  • Owner's insurance does not cover Guest's personal belongings.
  • Guests are encouraged to obtain renter's or travel insurance.

Illicit Substances

  • Possession or use of illegal substances is strictly prohibited.
  • Violation will result in immediate eviction without refund.

Noise Compliance

  • No loud noise after 10:00 PM or before 7:00 AM.
  • Any fines issued by the city as a result of Guest behavior are the Guest's responsibility.

Owner's Right to Inspect

  • Owner may inspect rooms or common areas with 24-hour notice, at reasonable times.
15

Force Majeure

  • Neither party is liable for cancellations or interruptions caused by natural disasters, government orders, or events beyond their control.
  • Refund decisions in such cases are at the Owner's discretion.

Eviction Rights

  • Owner may evict Guest without refund if the Guest:
    • Violates house rules or occupancy limits
    • Engages in illegal activity
    • Creates disturbances or endangers other occupants

Garbage Collection

  • Waste bins must be placed out for collection (the evening prior).
  • Collection schedule is posted on the refrigerator.

Check-In / Check-Out

  • Check-in: 3:00 PM
  • Check-out: 11:00 AM

Governing Law

  • This agreement shall be governed by the laws of the State of Florida.
Agreement. By signing the registration form, both parties agree to the terms of this Rental Agreement.
